1. The location of the office hotel is often emphasized – and not in vain 

Location, location and location. These three things have been found to be (playfully) the three important factors in the real estate market as well as in customer acquisition in the grocery trade. These same three factors can equally (playfully) be said to have an impact on the choice of office hotels. 

Regardless of whether you're looking for an office, office, or workspace just for yourself or for a larger group of people, the importance of location is almost invariably always important. 

Why, then, is this also the case with office hotels? In our experience, there are two things that can stand out above all others at this point:

2. Space solutions for the office hotel

In our experience, when exploring the premises of office hotels, you should pay special attention to the following:

  • The size, location and tranquility of the working areas of the centre, which are open to all

  • Number and availability of freely available telephone booths and conference rooms in the centre 

  • Company-specific office space offered by the office hotel

For example, in many office hotels in Helsinki, the spatial solutions differ quite a lot from each other. In some of the office hotels, the hotdesk spaces open to all are clearly separated (e.g. their own floor) from the office spaces and study rooms separated for private use. In others, however, no clear distinction has been made in this respect.

In this context, the term coworking space should be raised, because in my experience, coworking and office hotel terms are sometimes used interchangeably. Even in Helsinki, there are several service providers that offer both private offices for rent and communal workspaces under the same roof, the latter of which can be utilized with day passes or monthly memberships.

The use of conference rooms is another such thing, where there are differences, for example, between different office hotels in Helsinki. In some locations, conference rooms can be used at no extra charge, and in some they have to be paid for according to use (price per hour).

In the offices of all Boffice office locations, the contract is clear and simple. The contracts are fair without a fixed-term commitment obligation at the beginning of the contract period. The exit can be reached with a short two-month notice. In addition, office prices are publicly displayed on our website and there are no hidden costs, such as separate service fees, start-up or final cleaning fees, let alone costs tied to the number of people.
