General terms of service

Valid from 1.4.2025



These Terms of Service contain important information regarding the use of Boffice Ltd's (hereinafter "Boffice") premises, the Customer's obligations and the pricing of the premises and services. The Customer should read the Terms carefully before entering into the Agreement. Acceptance of the Terms of Service is a condition of use of the services provided by the Boffice. 

  • Customer = Tenant or service contract customer

  • Landlord = Tenant of the premises or service provider

  • Contract = tenancy or service relationship

1. Start and duration of the contract

1.1 Booking office space

  • The office room/space can be reserved for a maximum of seven (7) days. If the reservation is not confirmed as a Contract by this deadline, the space will automatically become available for other reservations.

1.2. Start of the contract

  • In Boffice locations, the contractual relationship can start on the 1st or 15th of each month, regardless of the location, however, with at least seven (7) days until the chosen start date.

1.3 Handing over keys and access codes

  • The keys to the office/premises are handed over to the customer via Boffice's key management partner BLC Security on the first day of the contract. The handover of the keys is subject to the condition that the contractual security deposit has been transferred to Boffice at least five (5) working days prior to the start date of the contract. The lessor has the right to terminate the contract if the security deposit is not delivered as agreed. 



2. Fees and price changes

2.1 Invoicing

  • Rent and any additional services are invoiced to customers monthly, always on the 15th of the previous month.

2.2 Transfer and return of the deposit

  • The security deposit is to be deposited in the Landlord's bank account FI97 4730 0010 519915, with the reference
    "Security deposit [object], [floor], room [no]". 

  • The deposit will be returned to the Customer in accordance with the terms of the contract at the end of the contract to the account specified by the Customer. 

2.3 Price adjustments

  • The fees are reviewed annually on 1.4. Tenants will be informed by e-mail of any updates to the rental or service prices.  

2.4 Late payments

  • The payment term for invoices is eight (8) days. The interest rate for late payments is in accordance with the Interest Act. Unpaid invoices will be transferred to Kravia's Payment Guard service for further collection, if necessary. The Customer shall be liable for any late payment charges incurred and any other penalties in connection with any non-payment.

2.5 Payment methods

  • Boffice uses e-invoice or e-mail as payment methods. Paper invoices are not available as a payment method. 

2.6 Termination of the contract

  • Termination must be made in writing and the notice period is 2 months for both parties. The period of notice shall begin at the beginning of the calendar month following the month of termination. The date of withdrawal is the date of termination of the contract.

2.7 Change of destination in the middle of the contract period

  • It is possible to change the office room/space in the middle of the contract period, depending on the room booking situation. Boffice customer service will assist you in planning room changes. 



3. Customer obligations and responsibilities on the premises

The landlord's premises are intended for proper working in an office environment. The Customer agrees to use the premises and services with care and to comply with the instructions relating to the Lessor's premises. More detailed instructions on the use of the premises can be found on Boffice's customer website boffice.fi/omatoimisto



3.1 Notification of damage or defects

  • The customer must immediately report any damage or defects to the premises via the MyOffice website. boffice.fi/omatoimisto

  • In acute and urgent situations, contact Boffice Customer Service directly on 029 002 2220

3.2 Compensation for loss, damage or inconvenience

  • The Customer is liable to pay the full cost of any damage caused to the Lessor.

  • Temporary disruptions in water, sewerage, heating, telecommunications and electricity installations or interruptions in the corresponding distribution equipment necessary for the maintenance of the property do not entitle the Customer to compensation or a reduction in charges. The Lessor shall also not be liable for any damage to the Customer's property or operations caused by such disruptions.

3.3 Solidarity and cleanliness in common areas

  • Boffice hotels operate on a self-service concept, whereby clients are jointly responsible for keeping the premises comfortable outside of the cleaning service's visits. In the common areas, they must be careful and clean up after themselves in the kitchen, toilets, meeting rooms and lobbies. In the kitchen, it is also a shared responsibility to load/unload the dishwasher if necessary. The Boffice cleaning partner is responsible for the wider cleaning and waste management of the common areas. 

3.4 Disruptive behaviour 

  • Disruptive behaviour, such as excessive use of noise, disturbing use of sound equipment or instruments, intentional cluttering of the premises or any other form of disturbance that may be experienced by users of the premises, is prohibited.



4. General information on the use of Boffice sites

4.1 Visitors

  • Visitors are welcome to Boffice offices under the supervision of the Client.

  • The customer is responsible for repairing any damage caused by persons admitted to the premises at his/her own expense. 

4.2 Pets

  • Pets are welcome at the Boffice Hotel Boffice with some restrictions. Pets on the premises must behave calmly and not cause disturbance or other problems for other users of the premises. Pets may only stay inside the Client's own office room. Pets are not allowed in common areas such as kitchen, lobby or meeting rooms. 

4.3 Personal effects

  • The client must keep all personal belongings in their own office. The Landlord is not responsible or liable for the Customer's personal belongings.

4.4 Cleaning of premises

  • Boffice's cleaning partner is responsible for the regular cleaning of public areas and emptying of waste bins. 

  • The customer is responsible for the proper and careful use of his/her own premises and of the shared areas he/she uses, such as the kitchen, toilets, meeting rooms and common corridors. 

  • The customer is responsible for cleaning and maintaining their own rented space. Boffice provides its customers with shared cleaning equipment for all its sites. 

  • Through Boffice's cleaning partner, it is possible to order extra cleaning services for your office room for an additional fee.

4.5 Furniture

  • Bofficen is responsible for the furnishing and maintenance of all common areas. Furniture in the common areas may not be transferred or borrowed for personal use.

  • The Customer's own rental space is delivered unfurnished, unless the Customer has separately ordered a furniture package at an additional charge.

  • You are not allowed to store your own furniture or other equipment outside your own room.

4.6 Use of meeting rooms

  • Depending on the size of the site, the offices have 1-4 free shared meeting rooms for the use of Clients. All meeting rooms are equipped with online time reservation. The contract includes a 30-hour reservation per month.

4.7 Parking

  • Car and bicycle parking spaces in the vicinity of the property are indicated on the Boffice customer website (MyOffice). In some office buildings, it is possible to purchase a monthly parking permit directly through Boffice as an additional service, which can be ordered separately as an additional service via the customer website (MyOffice).

4.8. Additional services

  • On the Boffice customer website (MyOffice), you can order various additional services, such as furniture packages, room cleaning, Internet access and extra keys. 

  • Additional services are not included in the rental agreement, so you must always fill in an additional services order form when ordering services. At the time of ordering, the customer must have a confirmed service contract with Boffice. 

  • Additional services can be found at boffice.fi/omatoimisto.

4.9. Customer service and customer website

  • Boffice's customer website, MyOffice, is the primary channel of communication between customers and Boffice. The website provides a contact form, instructions on the premises and a booking function for meeting rooms. All necessary additional services are also ordered through the MyOffice.

5. Changes to the terms of service

  • Boffice reserves the right to make changes to the Terms of Service.

  • Customers will be notified of changes to the terms of service at least 30 days before the changes come into force.
