The rent also includes:
Electricity, water, use of meeting rooms, access to kitchen, lobby, sanitary and other common areas on the floor, cleaning of common areas, mailbox and 24/7 access.
Shared wireless Internet access is provided free of charge in addition to the services included in the contract. The level of connection may vary from day to day, depending, for example, on the number of users on the network.
Of the above services, electricity, water and internet access are sized for normal office consumption and are not suitable for, for example, large bandwith usage services.
The Tenant is responsible for cleaning the rented space. The cleaning service can be ordered for a fee through the Landlord's cleaning partner.

Termination:
Termination must be made in writing, with a notice period of 2 months for both parties. The period of notice shall begin at the beginning of the calendar month following the month in which the notice is given. The date of withdrawal is the date of termination of the contract. Notice of termination shall be given using the termination form on the Landlord's customer website.

Rent review:
The rent is reviewed annually on 1 April according to the cost of living index. The base index is the index for the month preceding the month in which the contract is signed. The index used for the revision is the index for January. However, the adjustment does not reduce the rent. The first rent review shall take place at the earliest in the year following the year in which the contract starts.
Security Deposit
As security for the performance of the obligations under this Agreement, the Tenant shall give a security deposit of xxx € equivalent to two months' rent.
The security deposit is to be deposited in the Landlord's account FI00 0000 0000 0000, with the reference "Security deposit for rent [name of address, floor] room [no]". The deposit must be transferred after the signature of the contract. The deposit must be transferred before the keys are handed over to the Tenant. The Landlord has the right to terminate the contract if the deposit is not delivered as agreed.
The security deposit will be returned to the Lessee in accordance with the terms of the agreement at the end of the contractual relationship.
Other terms and conditions
Transfer or subletting of the right to rent:
The Tenant has the right to sublet the Premises with the written consent of the Landlord. The Tenant must inform the Landlord in advance of the contact details of the subtenant.
Use of the holding liable for VAT:
The lessor is liable to VAT. The lessee is responsible for ensuring that the leased premises are used during the term of the contract in a manner that entitles the lessee to a VAT deduction. If the Lessor has to refund VAT deductions made for reasons attributable to the Lessee, the Lessee undertakes to reimburse the Lessor for this expense.
If the use of the Premises becomes tax-free, the Tenant shall immediately notify the Landlord in writing.
Condition of the space to be rented:
The tenant has inspected the space and accepts it in the condition it is in at the time of delivery. At his or her expense, the tenant takes care of the space according to its own purpose of use.
Responsibility for the maintenance, repair and maintenance of the rentable space:
The tenant is responsible for the proper and careful use of the rented premises and the shared premises used by him/her. The tenant is responsible for cleaning up after himself/herself in the shared facilities (e.g. filling the dishwasher, toilets). The tenant is obliged to inform the landlord of any discrepancies he/she notices. The Tenant shall be responsible for repairing any damage caused by its activities and by persons admitted to the Premises at its own expense.
Temporary disruptions in water, sewerage, heating and electricity installations or interruptions in the corresponding distribution equipment necessary for the maintenance of the location do not entitle the Tenant to compensation or a reduction in the rent. Nor shall the Landlord be liable for any damage to the Tenant's location or operations caused by such disruptions.
Modifications to the space to be rented:
The Tenant may carry out alterations or improvements to the office room with the Landlord's permission. Plans for the alterations must be submitted in advance to the Landlord for approval. Unless otherwise agreed, at the end of the lease, the Tenant shall restore the office room to its original state at its own expense.
Tenant's furnishings and accessories:
The tenant is allowed to bring the furniture into his/her own rented space, and if necessary, to store the food and small items he/she needs in the designated cupboard space in the common kitchen area.
In shared common areas (lobby, kitchen, sanitary and meeting rooms, corridors, etc.) you are not allowed to store your own furniture or equipment (e.g. your own coffee machines and other small machines, kitchenware, advertising stands and banners, shoes).
It is prohibited to move or take away the furniture, equipment and supplies of the Lessor to your own or other premises without the Lessor's permission.
Office etiquette:
The landlord's premises are intended for proper working in an office environment. Disruptive behaviour, such as excessive noise, disturbing use of sound equipment or instruments, deliberate cluttering of the premises or any other form of disturbance that may be experienced by users of the premises, is prohibited.
Insurance:
Liability insurance is required from the tenant. The tenant is also advised to insure his/her own or third party location in his/her rental space or location against damage. The insurance must be maintained for the duration of the tenancy.
Keys:
The tenant will be given 2 keys to the office room (and, depending on the premises, the same number of access keys). The tenant undertakes to return all keys and access codes received and made by him at the end of the tenancy.
The Lessee agrees to order any additional keys and exit signs that he/she may require from the Lessor's customer website for a separate fee.
The tenant agrees to replace any lost keys (EUR 90 + VAT per lost key). In case of loss or theft of a key or access code, the Lessor must be informed immediately for possible follow-up. The general liability for damages and costs arising from any lost keys or access codes remains with the Tenant.
Inspection of rented space:
The lessor has the right to inspect the rental space by prior notice.
Smoking:
All Boffice office locations are non-smoking.
