Demand for flexible office hotels has picked up: the Boffice continues to expand in Espoo's Tapiola and Keilaniemi areas

Boffice Tapiola is located in the most central location in Espoo, right next to Tapiola metro station and shopping centre Ainoa.

With hybrid working, companies are downsizing their premises and renting workstations only to the workers who need them. Office hotels are becoming increasingly popular, offering a flexible choice of premises to meet specific needs. Boffice, which has almost fully let its Helsinki premises, is now expanding to Espoo with two openings. 


The consolidation of hybrid work is reflected in the way a company offers premises to its employees. People are reluctant to pay for fixed, empty offices if only a small part of the team turns up at a time. So the new trend is to move away from large premises and offer office space on an as-needed basis to those who want to use it. 


Founded in 2020, Boffice is a Finnish company that has opened seven office hotels in the Helsinki metropolitan area in just a few years. One example of its success is the Pasila property, where 70% of the rooms were booked even before the official opening. Now Boffice is expanding to Espoo: Tapiola and Keilaniemi. 


The typical office hotel client is a sole trader or a team of less than five people, but there are also large companies. For example, Savon Voima, headquartered in Kuopio, used Boffice to invest in multi-site working and opened a compact office for its employees living in Helsinki. 


"With our facility reform, we aim to keep up with the work. We take into account the fact that some employees only use the office on a temporary basis and therefore do not need a fixed workplace. Work that requires quiet working is done from home, and the office is about encounters, working together and innovation," says Hanne-Marie Forsström, HR Business Partner at Savon Voima.


Boffice, which is growing rapidly, plans to expand its operations to Turku and Tampere during 2024. The aim is to gain 100 new business customers. There is a constant demand for new openings, as the reasonable price, central location and ease of renting with additional services such as cleaning, shared kitchen, meeting rooms and comfortable furnished reception areas are attractive. 


"According to our customer survey, people spend 2-3 days a week in the office and the rest remotely. We are constantly receiving companies who want to downsize their current, unnecessarily large office space and focus the money they save on business development. A team of up to 10 people might downsize their basic space to 2 workstations and then use the meeting and coworking space for team days," says Tommi Ora , CEO of Boffice.


Through cost-efficiency, flexible space solutions also serve as a competitive advantage in recruitment. After the boom years, remote working alone has lost its lustre and many people are looking for social contact, a sense of community and variety in their home environment. 


"Attracting the right talent will be an even bigger challenge in the future. People are used to being able to work wherever they want. So it is really critical that we can offer office space in the south of Finland," says Hanne-Marie Forsström,
